That is why Runwise frames carbon reduction as an outcome of better building operations, not the reason to buy.

In the interview, the company describes selling with specific projected savings, a low upfront charge, an annual fee, and a money back guarantee. That is a very different pitch from carbon accounting or offset software, where the buyer often gets reporting, not lower utility bills or fewer tenant complaints.

The market has been crowded with climate point solutions, but building owners usually avoid products that require major CapEx, long installs, or only solve one problem. Runwise argues that wireless controls make the initial project cheap enough to approve, then let it layer on heating, cooling, leak, and gas monitoring on the same in building network.

Competitors show the split in positioning. 75F and BrainBox AI both emphasize energy, comfort, and emissions, but their marketing still leans heavily into sustainability goals. Runwise is pushing harder toward the idea that the durable wedge is basic operating performance, because owners buy software that makes an old boiler room run better, not software that mainly helps them signal ESG intent.
The next phase of this market should favor companies that become core infrastructure inside buildings, then monetize more workflows on top. As subsidy driven noise fades, the winners are likely to be platforms that get installed for obvious ROI, stay because operators rely on them every day, and turn decarbonization into a built in feature of normal building management.
