This battle is really about who owns the operator’s daily workflow. Incumbents like RealPage start with the core system that already holds leases, resident records, payments, and maintenance data, then layer AI into that base. EliseAI wins when buyers care more about replacing leasing calls, follow ups, scheduling, and resident messaging with higher automation, even if that means plugging into an existing record system instead of replacing it.

  • In multifamily, RealPage is pushing bundle logic. That favors specialists early, but the pressure on them is to expand from one excellent workflow into a wider automation surface before bundled vendors make good enough AI part of the default software contract.
