This matters because revenue management is one of RealPage’s highest leverage products. RealPage’s own product materials describe a system that sets daily rent and lease recommendations to reduce vacancy and lift revenue, and internal company research describes it as premium software layered on top of the core property management system.

The exposure is spreading from federal court into market access. The DOJ sued in August 2024 and alleged RealPage held about 80% share in multifamily revenue management software, while New York enacted a 2025 law banning algorithmic rent setting tools used to coordinate rents, creating a path for state by state restrictions on where and how the product can be sold.

The financial damage can compound even if RealPage keeps operating. Landlords tied to the software have already agreed to meaningful settlements, including Mid America Apartment Communities at $53M and Greystar at $7M, which raises the odds of follow on compliance costs, slower sales cycles, and customers reconsidering whether automated pricing is worth the legal risk.
The next phase is likely to split revenue management into safer and riskier versions. The safer version uses a property’s own data and simpler occupancy rules, while the riskier version uses shared market data and stronger automated pricing guidance. That shift would narrow RealPage’s moat, make the product easier to copy, and push competition back toward broader property management suites and workflow software.
