Bilt Without Wells Fargo Subsidies

Bilt

Company Report
a fintech stack that cannot replicate Wells Fargo's 0.8% rent subsidy or $200 per-signup bounties.

The key shift is that Bilt moved from a bank funded growth engine to a card program that has to stand on its own unit economics. Under Wells Fargo, rent rewards worked because the bank covered part of the cost of processing rent and paid aggressive acquisition bounties to add users fast. The Card 2.0 setup with Column as issuer and Cardless as servicer adds flexibility, but it does not come with the same balance sheet support, so Bilt has to lean more on annual fees, everyday spend, and merchant revenue.1 2 3 4 5 6

  • The old model was unusually generous. Internal research estimated Wells Fargo gave Bilt roughly a 0.8% rake on rent volume and was losing about $10M per month subsidizing rewards, because many cardholders used the card for rent but did not revolve balances or shift enough everyday spend onto it.1 2
  • The new stack is structured differently. Bilt Card 2.0 launched on February 7, 2026, with Column N.A. issuing and Cardless running the card program, plus a three tier lineup at $0, $95, and $495. That kind of fintech issuer setup is good at fast product changes and app integration, but it usually lacks the giant marketing budget and cross subsidization a large bank can provide.3 4 5 6
  • That changes the job of the card. Instead of using rich subsidies to buy scale, Bilt now needs each cardholder to be profitable through fees and non rent purchases. That is why the product now pushes premium tiers, housing focused rewards, and more reasons to use Bilt beyond rent alone.2 3 4 5

Going forward, Bilt will look less like a single breakout rewards card and more like a housing commerce network that uses cards as one monetization layer. The winners in this model are the companies that can turn rent payers into broader financial and local commerce customers, because that is what replaces the subsidy Wells Fargo once supplied.2 3 4 5
