The core bet is that Reframe is building a housing manufacturer, not just a faster general contractor. In a normal project, every trade brings its own supervisor, schedule, markup, and handoff risk. Reframe collapses much of that into one factory workflow, where design files become build instructions, teams repeat the same steps, and fewer surprises show up on site. That is how lower total project cost can turn into company level gross margin instead of being fully passed through.

  • The savings come from removing duplicated management layers. Traditional homebuilding relies on separate architects, engineers, framers, plumbers, electricians, and finish crews who often coordinate in real time on site. Reframe acts as architect of record and general contractor, then does more work inside one controlled production system.
  • The in house model also changes where labor happens. Reframe fabricates major assemblies in its Andover microfactory, with robotics handling framing and people doing tasks like wiring and plumbing before modules reach the site. That cuts waiting time for inspectors, subcontractors, and weather windows.
  • This is a narrower version of vertical integration than Katerra attempted. Reframe uses leased microfactories with about $5M of equipment and focuses on repeatable local markets, while industry history shows larger fully integrated modular plays often broke under heavy fixed costs and overly broad scope.

If Reframe keeps standardizing more of the build while staying local enough to avoid shipping and code complexity, gross margin should improve with each new project and each new microfactory. The long term winner in prefab housing is likely the company that captures factory efficiency without taking on the cost structure of a giant centralized plant.
