Nvidia Guarantees OpenAI Ohio Lease
OpenAI
Nvidia is no longer just OpenAI’s chip vendor, it is acting like a balance sheet partner that makes OpenAI’s physical expansion financeable. The Ohio campus shows how frontier AI infrastructure now gets built, not simply by buying GPUs, but by pairing a model company with a supplier willing to guarantee leases and project financing. That turns Nvidia’s hardware lead into financial leverage, and it keeps OpenAI tied to Nvidia even while OpenAI explores AMD, Cerebras, Google, and custom chips.1 2 3 4 5
- The arrangement moved from reported talks into a formal structure. The Information first reported Nvidia would backstop OpenAI’s Ohio lease. Nvidia later disclosed guarantees with SB Energy in Pike County, Ohio, covering leases tied to about 4.25 gigawatts of IT load, and said the guarantees end if OpenAI reaches a satisfactory credit rating or when lease terms expire.1 2 4
- This is supplier finance, not just supplier sales. OpenAI agreed to a 20 year lease at the PORTS-Pike campus, SB Energy will build and operate it, and Nvidia will provide up to $105B of credit support. In practice, Nvidia is helping unlock land, power, shells, and debt capacity so its own systems can be deployed at enormous scale.3 4 5
- The strategic implication is that diversification does not equal independence. OpenAI may spread workloads across Cerebras, AMD, Google, and its Broadcom designed Jalapeño chip, but the Ohio structure shows Nvidia still sits underneath the capital stack. That matters because OpenAI is simultaneously projecting $278B of negative free cash flow from 2026 through 2030.6 7 8
Going forward, the winners in frontier AI will be the companies that can secure not only the best models and chips, but also long dated power, real estate, and credit support. Ohio is an early template for that future. AI labs will look more like infrastructure off takers, and chip leaders will look more like financiers and developers.2 3 4 5
